The Lifespan of Asphalt Pavement: How Long Does It Last?

As mentioned, asphalt pavement can last for decades when it is installed and maintained properly. 

For example, if you’re wondering how long your asphalt driveway lasts, you can expect to get around 30 years of use with the right preventative maintenance measures.

You probably won’t need preventative maintenance during the first few years after installation, but it should be on your radar after the five-year mark. Plan for sealcoating, crack sealing, and any necessary asphalt repairs every three years following.

Sealcoating

As the name suggests, sealcoating is a preventative maintenance technique that coats the top layer of your asphalt, “sealing” it from sun damage and chemical spills. 

Whether it’s from weather or traffic, asphalt pavement can experience a lot of wear and tear over time. Factors like asphalt age, how often it’s used, and the local climate can all influence the frequency of how often you should sealcoat. Below is an overview of what you can expect during a sealcoating service:

Prep Work:

Sealcoating can’t be applied without a clean canvas. Debris and any other obstructions are cleared and removed from the paved surface. Cracks and potholes are also filled if needed.

Edge & Tape:

The areas that need sealcoating are edged and taped, creating a barrier between other areas that don’t need sealcoating.

Apply Material:

A spray or squeegee is used to apply the sealcoating material. This material is either coal-tar or asphalt-based.

Add Second Coat:

Just like paint, a second layer is applied to make sure the new surface is smooth and secure. 

Dry & Cure:

Sealcoating is left to dry for 12 to 36 hours.

Paint Striping & Markings:

Once dried and cured, parking lot striping and lane markings are applied.

Proper Sealcoating Reduces Asphalt Oxidation:

Asphalt oxidation happens when the sun’s UV rays fade and deteriorate your pavement. 

Binding oils that hold asphalt together are reduced, causing the material to weaken and crack. If your asphalt isn’t as dark as it used to be and you’re noticing new cracks and discoloration, there’s a chance of oxidation. Drastic thermal changes can also cause your asphalt pavement to crack and buckle.

Oxidation can also happen with age, but the leading cause is due to UV rays. Regular preventative maintenance and sealcoating are the best way to curb oxidation.

Filling in Cracks

Crack filling, also known as crack sealing, is a preventive maintenance strategy for asphalt surfaces. Cracks typically form due to factors like heavy traffic, tree roots, and harsh weather conditions. Raveling is a consequence of cracking, which can happen on asphalt driveways.

Addressing cracks can significantly extend the lifespan of your asphalt, reducing the need for early replacement. A contractor will start by removing any debris from the surface and then use a caulk gun to fill the cracks. The surface is then smoothed out with a putty knife and allowed to cure.
